Booking Terms and Conditions

1. A Booking between Mrs C Mackay (the owner) and the lead person (the client he/she must be over 21yrs old) making said booking, is only valid when the fully completed Booking Form has been received, with the appropriate deposit. The owner will then confirm the booking to the client.

2. By completing the booking form the client(s) accept these conditions:

a. A non refundable deposit of £150/US$200 for every week booked is payable at the time of booking. The balance of the rental, with the security deposit (item b) must be settled within 2 months prior to the commencement of the date of the rental. Bookings made within 3 months of commencement rental date require payment in full at time of booking. If the client(s) do not pay the said balance and security deposit within the designated time, the owner reserves the right to cancel the booking without refund.

b. A security deposit of £100/US$150 is payable with the balance of the payment referred to above. This will be returned to the client(s) upon return of the keys and confirmation by the property management company that no loss or damage has occurred during the rental period. The client(s) shall be liable for the cost, of making good all damage or loss to the property, its furnishings or contents in excess of the security deposit held.

c. If you have to cancel your holiday you must inform us immediately.

If you cancel more than 2 months before commencement – Loss of Deposit

If you cancel less than 2 months before commencement – Loss of All Payments (excl security deposit)

(Your Holiday Insurance may cover you for cancellation charges)

3. The Villa maximum capacity is 8 + cot and must not be exceeded without the owners permission. The lead person (client) is responsible to pay for any loss or damage (as b. above). The villa is available from 4pm on day of arrival until 10am on day of departure. You must agree to allow the management company reasonable access to the property to carry out checks and general maintenance.

NO PETS ARE PERMITTED – WE HAVE A NO SMOKING POLICY IN OUR VILLA

4.The owners cannot be held responsible or liable for the following:

• The owners/management company do not accept responsibility in the event of injury or death caused as a result of the use of pool/spa. Clients and their guests are expressly forbidden to allow unsupervised children around the pool/spa area. Under the terms of Florida State hotel/motel licence, the pool doors are alarmed for the protection of children. These alarms should not be tampered with. Glass is not permitted in and around the pool/spa area.
• We do not accept liability for any injury, damage or loss sustained by any member of your party or any person who enters into the villa during your confirmed rental period, either by your invitation or not.
• We cannot be held responsible not accept any liability where we are prevented from fulfilling our contractual obligations by “force majeure”. These include but are not limited to, war, threat of war, civil commotion or strife, strikes and other industrial disputes, natural disasters, fire, acts of god, terrorist activities, epidemics, weather conditions, and other events out with our control.
• We cannot be held responsible for the failure of public services, such as gas, electricity or water failure, resulting in loss of use of washing machines, air conditioning etc, although we will make every effort to remedy such failures.
• Whilst the information supplied in brochure and website is deemed to be correct and to the best of our knowledge, it is understood that it is supplied for guidance purposes only and does not form any part of contract

5. In the unlikely event that circumstances beyond our control necessitate the cancellation of the booking, the owners reserve the right to cancel any booking at any time. Owners will only be liable to refund monies paid by the client(s) or make alternative arrangements with the clients(s).
